The paper discusses important problems associated with the exploitation of building structure. It contains preliminary definitions as well. The paper presents technical problems that have occurred in the roof structures in two sports halls after renovation works. Analysis of the roof structure demonstrated that the resistance of structural elements of the roof structure was considerably surpassed. The ultimate and serviceability limit states were also not met. In effect, the investigated structure of the roof cladding was in the pre-failure state. A security risk to users has been identified. The investigated sports halls had to be exempted from use. The replacement of the existing heavy cladding with the light one made of corrugated sheets placed on hot-rolled purlins was suggested. The roof structure was changed and now the hall is in service.
