Time and cost contingency of construction projects as a method of securing due to delays

The management of construction projects, mainly in the field of planning, budgeting and resource allocation, developed dynamically at the turn of the 1970s and 1980s. In budgeting, the so-called "S-curve", the shape of which reflects the progress of construction works based on the work schedule. S-curves are the basis for creating, among others cumulative curves illustrating the increase in consumption of a given resource according to the earliest and the latest dates, called “esograms”. The area between the curves of the esogramcontains the entire set of curves, each of which represents the possible course of construction works. The introduction of randomness in the engineering of construction projects contributed to the development of various concepts and methods of analyzing the variability of time and cost as an effect of the influence of random factors. This approach led to the development of the cost contingency concept understood as an amount (reserve, emergency budget) intended to cover additional expenses related to the occurrence of randomfactors and time contingency, treated analogously as a time reserve. The article presents the essence of contingency and its usefulness in construction practice.
